  • Inspect & repair any caulking around tubs, showers, counters, vanities, sinks
  • Inspect & repair any missing grout in showers
  • Inspect & repair shower doors for proper operation (glass not included)

  • Inspect appliances for leaks or movement
  • Check bath vent fans for proper operation

Mechanicals:

  • Inspect & repair GFCI's
  • Inspect Smoke & CO Detectors for batteries and proper operation

Exterior:

  • Inspect & repair all stairs railings for proper operation
  • Inspect all walkways & paths on sides of home for clear operation
  • Inspect & repair all gates for proper operation
  • Inspect & repair all railings for proper operation
  • Check garage door for proper operation
  • Inspect foundation for settling ,cracks & possible leaks & caulk/seal small areas only

Interior:

  • Inspect & repair all doors, tracks, hinges and hardware
  • Inspect & repair all windows & screens for proper operation
  • Hang & install mirrors or pictures in drywall
  • Repair any kitchen/bathroom cabinetry for proper operation
  • Repair & install towel bars & grab bars
  • Repair any drywall cracks or holes smaller than 3" and spot paint area (client to provide paint match

Seasonal:

April:

  • Install existing screens in windows & doors
  • Inspect & clean dryer vent (1 per household)
  • Change furnace filters
  • Replace HVAC filters
  • Inspect & replace any weatherstrippings around doors
  • Inspect & service garage door & opener
  • Inspect roof covering for wear, tear & signs of leaks (need clear access)
  • Inspect & remove any branches from home
  • Inspect Water Heater & Drain as needed
  • Turn-off any exterior water valves/shut-offs
  • Visually Inspect face of home & trim for possible leaks & caulk/seal areas only

November:

  • Change furnace filters
  • Replace HVAC filters
  • Install existing storm doors/windows
  • Inspect & replace any weatherstrippings around doors
  • Shut-off any exterior water valves/shut-offs
  • Inspect Water Heater & Drain as needed
  • Clean garbage disposal
  • Visually Inspect face of home & trim for possible leaks & caulk/seal areas only
  • Inspect all gutters & downspouts for proper operation

Plans are based on 2500 Sq.ft Single Homes or Single Condos. Any Homes or Condos that are larger will need to be assessed onsite for a customized quote.

Each Monthly & Seasonal visit includes up to (2) hours to complete the Best Handyman Plan. All labor and small replacement parts included.
