What does it cost to install new roofing?
The cost of your roof replacement can depend on a few different factors. For example, we’ll need to inspect the roof frame. If it’s in good shape you’ll save some money, but if it’s rotting, sagging, or tilting we won’t be able to replace the roof without addressing the frame, too.
The cost can also depend on which roofing materials you use. For example, a new metal roof will cost more than a roof made from asphalt shingles. The trade-off, of course, is that the metal roof is going to last a lot longer.
Finally, the size of your home and the pitch of your roof can play a big role in what your final quote looks like.
If your roof size is about average for the Boston area then we can generally get the roof installed for anywhere from $6000 to $10,000, but we’ll need to take a look at your roof to give you a specific figure.

Comparing a roof overlay with a newly replaced roof?
We do not really recommend the roof overlay method. Yes, it is cheaper. It also comes with some significant disadvantages.
For example, an overlay roof doesn’t last as long. Instead of lasting 20 years, it will generally last about 12 years. This is because the two layers of shingle are trapping heat. Asphalt melts, and that means your roof will degrade.
Overlay roofing is also terrible for the kind of weather we experience here in the Boston area. If your home is prone to ice dams then you’ll add an even greater layer of complication than normal. Ice and water will get trapped between the two shingle layers, creating a leak hazard even if you rake your roof regularly, or invest in professional ice dam removal services. That water will continue to work its way through the roof, where it can do serious damage to the structure of your home.
An overlay roof also adds extra weight to your roofing frame. That stress and strain will continue to take its toll over time, all but insuring that you’ll have to replace your roof frame the next time your roof has a major issue.
In short, overlay roofs are a band aid, and one that can be actively harmful. You’re almost better off tarping your roof and waiting until you can afford to do a full tear-off job.
What’s the cost to repair my roof?
It depends on what’s wrong with your roof. If you just need a few shingles replaced we might be able to do the job for a couple of hundred dollars. If the problem is your flashing—and it often is—then the repair should be relatively cheap.

Keep in mind if your roof has been damaged by a storm or other unavoidable event you may be able to get help from your homeowner’s insurance company.
Which is it, repair it or replacing it?
It depends. If your roof is relatively new and you’ve just lost a few shingles then replacement doesn’t make a lot of sense.
If your roof is close to the end of its lifespan then it usually makes more sense to go ahead and replace it, even if that means paying more money on the front end.
